Generally, there are two broad groups of people that need this type of software: (1) investors, meaning those individuals that plan on risking their own money in real estate, and (2) agents or wholesalers, this is a broad category that includes anyone who is attempting to convince someone else to invest their money into a property for a fee.
We've worked with investors from all over the world creating custom software for specific scenarios, and although our software doesn't cover every particular situation, we've tried to create something that meets the needs of the common investor. This software might not be enough if you plan on building a sky rise in downtown Manhattan. but even if that is the case, our software will help you conduct the financial analysis based on the information input by you.
We like to think that we've made our software very reasonably priced so that any investor at any level can get started.
Simply put, the software performs the financial analysis on potential real estate investment properties. To be clear, this software is not ideal or even created for investors known as flippers (we may look into this at some point). if you are an investor looking to begin investing or expand your portfolio this will help you make better financial decisions. While these financial decisions are important, it's also important to keep in mind there are other variables at play that could impact the profitability of a particular property.
There are several reasons we think rental property cloud is your best option. One alternative is to create spreadsheets on your own. This is where we started and we've actually worked with hundreds of investors doing exactly this. While spreadsheets are great, they have their own limitations and is difficult to create something that effectively analyzes multiple properties all in one place. Not only that, but you risk losing the files if you're not storing them in the clouds somewhere. Beyond that, you also need to have a certain level of proficiency with Excel and if you don't have that, then you've got to spend a substantial amount of time learning it. We think that investors should spend more of their time finding and investing in properties.
You've also got some other options available. Feel free to look at the competition. You'll find there isn't anything else on the market with as many features for the same price.
once you got the information for a potential investment property, the rest is easy. All you have to do is input that information into our system and it will automatically calculate the projected pro forma statements and future financials up to 30 years into the future. the most difficult part of this process is actually collecting and verifying the information out in the real world. You may have to work with sellers and rely on information they give you. Depending on the sophistication level of the seller, this could be problematic. That said, our software will help you with some of these problems by giving you the opportunity to adjust your purchase price based on different risk variables in reflecting that risk in the price you offer for a particular piece of property.
